When we bought our place we were told (in writing) that the septic system had been completely redone. So when we had the house inspected, it wasn't looked at. To our horror, 6 months later it wouldn't pump out. Off came the brand new lids and underneath was basically nothing. They replaced brand new rims and lids on tops of the old system to make it look good. That's it. So yes, please have everything inspected people! You can't even trust a realtor that you've known your whole life in a small town unfortuantely. A sale is a sale to them no matter what.

I concur. The previous owner told us all kinds of lies about the place. Our septic tank needs replacing; they are under our (thankfully?) rotten deck. Found out it used to have a field but was than ser up illegally by previous owner to direct outflow. Now we need to replace the tanks, the deck and add a mound. Costs way too much for save up for and the house value has fallen too much to borrow the amount needed against it. I feel like I'm living under a sword.

Learned this lesson well cost me 30K one year after purchase of an acreage. Land didn't perk had to do an above ground pressure system.
